PEORIA, Ill. – The city of Peoria is asking a judge to take away management duties from the owner of Riverview Plaza.
In a nine-page lawsuit filed Tuesday in Peoria County Circuit Court, the city says it has run out of legal options against MJ Illinois LLC to address repairs for a building that it deems unsafe and dangerous.
The building has been shut down since February of 2024 after a pipe burst damaged the fire and sprinkler systems. In its lawsuit, the city says some of the issues that have yet to be corrected include improper structural repairs to the parking decks area, not having a functional HVAC system, and a non-functional fire alarm system.
The city is asking for a receiver to help oversee the operations and needed repairs of the building. The receiver would manage any money that involves the building, such as rents and profits, and apply it towards repairs.
Originally, the city and MJ Illinois LLC had come to an agreement in September of 2024. But in July of last year, the city had asked a Peoria County judge to enforce fines after MJ Illinois LLC did not complete repairs in a timely manner.
